Code Compliance

All the information you need to determine if your property is in compliance with the Spring Creek Association's Declaration of Reservations, or the Committee of Architecture Rules & Regulations can be found here on this page. 


The Master DOR's for the Spring Creek Association were recorded April 8, 1971. These are the governing documents of the Association. Within these DOR's also dictates parcel zoning, and the permitted uses, conditional uses, etc. of each zoning area within the Association. 


Per the DOR's the Committee may adopt reasonable rules and regulations in order to carry out its duties. These rules and regulations can be found here. These rules and regulations may be adopted or changed by a majority vote of the Committee. 

Common Violations

Some common property violation issues are listed below. We ask all Spring Creek Association property owners to occasionally take a look around their property to see if they have any of these common issues, and if so, we ask that you take care of them before the COA Members conduct their evaluations. 


Inoperative/Unlicensed/Unregistered Vehicles

If storage of a vehicle that does not meet the requirements of this rule is not enclosed in a structure; one (1) vehicle may be stored on the property with a properly fitting vehicle-specific manufactured car cover which must be properly and continuously secured to the vehicle.


Storage of Tools and Trash

Unsightly storage of miscellaneous items or debris is not allowed on properties. Please review the rules on the SCA website for specific details 


Exterior Condition of Structures 

All structures on any lot shall be maintained in a condition of reasonable repair as determined by the COA. This rule references paint, general repair and roofing on homes and accessory structures. Structures must have a finished appearance. Please refer to the rules for further details.


Excessive Brush/Weeds or Dead Trees/Shrubs  

Please remove any noxious weeds from your property and remove weeds or brush especially near structures and provide a 50-foot clearance. Learn more on the SCA website or State of Nevada Noxious weeds information on their site.

Fences in Disrepair

This is a common issue especially after the winter months when high winds and snow melt take a toll on fencing; causing deterioration, broken posts and rails, etc.

We love our community and we want it to continue to be the best place to live in Nevada!

Yard Care for Hire

A downloadable PDF that contains a list of Spring Creek Residents who can do certain odd jobs, yard care, etc. can be found on our Common Questions page HERE. They are FOR HIRE, they are not volunteers. Spring Creek Association does not endorse anyone on this list.  

Traveling Merchants/Solicitors

SCA and Elko County prohibits trespassing by peddlers, door to door sales people, or solicitors within the boundaries of the Spring Creek Association; and all other matters properly related thereto.

Defensible space

Landowner Defensible Space Cost-Share Program:

  • The SCA is offering a cost share incentive program to landowners who are willing to implement defensible space around their homes as part of a grant that we have worked with local agencies. SCA will enter into an agreement which will reimburse the landowner for expenses, up to $250, used to hire crews or contractors to remove/reduce hazardous fuels and noxious weeds.  Elko County Fire Prevention Standards for defensible space will be used as eligible defensible space criteria. Before and after inspections are required. Interested landowners should fill out the application form found on the SCA website.  All eligible applications will be placed into a drawing. Thirty (30) eligible applications will be chosen at random to receive the defensible space reimbursement based on compliance with stated criteria. Some restrictions and requirements apply.
